Memberships Based on Equipment Install in Home

We have our memberships based on the equipment in the home, ie furnace, air conditioner, generator, water heater whatever. If the homeowner wants their furnace covered, but not their air conditioner, they only sign up the furnace for the membership. The 10% off benefit cover the furnace, but not the air conditioner, but when adding the membership to Service Titan, it applies the membership as a whole to the location not the equipment. If I service the air conditioner, and benefits do not apply, Service Titan will change the price to member benefits. I know I can change the price back to the original pricing.

Anyone else have this issue or know a way around it so the discounts only apply to the equipment serviced?
